    Do I need permanent residency to get a mortgage?

    No, permanent residency is not required. Having a long-term residence permit or stable income in the EU is usually enough. We’ll help you find banks that are open to your specific situation

    What is the typical downpayment for foreigners?

    The standard down payment is 10–20% of the purchase price. Foreigners without permanent residency may be asked to pay 20–30%, but we often negotiate better conditions depending on your profile.

    What documents do I need to apply for a mortgage?

    Typically: • Passport and residence card • Proof of income (salary slips, bank statements) • Employment contract or trade license • Tax returns (if self-employed) • Marital status confirmation We’ll prepare a checklist for you based on your country and job type.

    How long does mortgage approval take?

    Usually 2–4 weeks, depending on the bank and document complexity. We stay in direct contact with underwriters to speed up the process.

    Can I combine your mortgage service with property search?

    Yes — most of our clients use both services together. It saves time and avoids mistakes, since we manage the entire process from financing to signing the purchase contract.
